I’m out of garage space. My garage is used for vehicles, tools, and the opposite of most who just stuff shit, boxes, etc into theirs. Due to the real estate market here, switching homes is just not on the menu. I live real close to where I work and am in a good central location should I switch employers. I want my vehicle storage space. We have alleys in my neighborhood and carports are allowed so I am definitely going to put one up, already have bids. The contractor I will likely go with can do an electronic gate. I’m the type of person who wants my vehicles protected from dirtbags and theft. The electronic gate is $$ and would double the carport project. A colleague has a friend in the same situation and didn’t want to pay for the gate so installed a garage door and opener instead. I’m wondering if anyone else here has done this.

Why not just have a garage built instead of a carport? If that is not possible, you're going to have to build the carport with the same ceiling height as a garage (most are too low for anything but a low car to clear the garage door when it is in the up position with normal carport ceiling heights.)
In your situation with the height issue I have seen garage doors that are split in the middle and each side hinges once and they open to the side with an electric motor. I've seen them in action but have never looked close at them.
I've seen roll up doors installed in places in DC that have a similar sounding set up to yours. They do privacy fence then put the roll up door between to create a walled off rear property line in the ally. Not sure why they use roll up doors instead of garage door, maybe for weather purposes?

The rollup door rolls up under the exterior ceiling outside of the opening, but the mechanism and door is above the opening or real close to it. You don't lose the 1' of height that the garage door takes up inside of the garage so you can park a taller vehicle. The problem with carports are that usually the ceiling height is much lower than an actual garage. Tall enough for parking a vehicle but not tall enough once you add a garage door to the mix.
My nephew has a carport with a roll up garage door that faces the driveway . The backside is open to the patio / backyard . Plenty of clearance for the door .
