We just got back from vacation and one of our neighbors just dropped this bombshell on us. A little background. We live in an HOA (no comments please). We bought the house to be close to our first granddaughter when our son had a sudden deployment and the baby was a couple of months old. We live about 100 yards away and we had been going back and forth to each others houses through a neighbors yard who encouraged us to do so. That neighbor has recently developed Dimensia and we were told that their son (now about 58) had moved in with them to help out. Very admirable. BUT.. He has SIX convictions for child sexual abuse. They were about 12 years ago but everything I’ve read is that these tendencies don’t go away easily. To make matters worse my son just deployed again and so my DIL and Grand daughter live alone, albeit close to us. She just started first grade and is truly beautiful and very outgoing. I’ve researched HOA rules and it doesn’t seem possible to exclude this scum from living here. I don't think there is anything that you can do. He is probably required to register as a Sex Offender and failure to do so is a crime .Take the usual precautions and make sure the little one is aware of the " Stranger - Danger " thing and is to have ZERO interaction with him. No more shortcuts across the property . EVER . | |||

Check with the county, see if he's required to register, and if there are any rules regarding living near children, schools, parks. If you have a school nearby and the house is within any restrictions on a registered offender being close. Make sure all your neighbors and the HOA knows about this person, there could be some covenants that you could use, doubtful, but possible depends on the state laws. | |||

I doubt there is anything you can do about it except to tell them to beware. I have them in my neighborhood and have never had an issue. When we live in neighborhoods we give up the ability to choose who can move in close to us. It can be avoided by living in rural areas but that is not possible for everyone. | |||

I would be very clear to the child that this person is a very bad man even if he seems nice. Emphasize that she is to stay away from him no matter what, no matter where, no matter when. Tell her it is ok to be rude to him. Tell her to inform her mother and/or you if she ever has any kind of interaction with him. We generally teach our kids to be polite and respectful. This can short circuit their ability to protect themselves even when their gut tells them something is wrong. One of my granddaughters, now in 3rd grade, is headstrong and independent. She's getting better but it is in her nature to test every limit. It would be difficult to be confident she would abide instructions to stay away from such a neighbor. Plus, children just aren't experienced (hopefully) in understanding evil or danger. "Don't play with matches" didn't stop me and my friends from doing so. The point being that your granddaughter will need repeated admonitions about this guy, and still need to be watched over. I'd inform all of her friends' parents and enlist them in setting rules with their kids. Imo, pedophilia is not curable or changeable. A person is attracted to what they are attracted to by hardwiring in the brain. His age is not going to lessen his danger either. Multiple convictions is a serious thing, as most people never get convicted even when caught. Like DUI, there are many violations before a conviction typically happens. To f'n bad if he is a neighborhood pariah, he earned it. I would not play nice given the lifelong terrible effects it would have on your granddaughter were she victimized. | |||

Thanks for all the constructive comments so far. I went to the head of the HOA this morning and they were not aware of this and were very concerned. They are going to present the info to the full board and ask the attorney what rights ( if any) we have. As mentioned, if you are concerned, research the question, including your local laws. But this was part of the response when I asked the Internet if there were restrictions on how close sex offenders could legally live to residences with young children: “Living next door to a private home with children No [restrictions]— Statutory buffer zones generally do not cover private residential properties.” The response also mentioned that some theoretical restrictions could literally make it impossible for someone to find any reasonable place to live, and therefore cannot be imposed. The other conviction is a different statute due to victim age. It is equally reprehensible. Based on the news story it appears that the acts were repeated at least four times and that the victim aged so that the different laws were applied. Please refrain from visiting the person and making any verbal statements suggesting that you are aware of his situation, you have a relative minor female and he better not interact with the relative. We had one living directly in front of the elementary school bus stop. Both my kids knew him only as “The bad man” and no child ever stood at that bus stop without at least one parent present. Other than that, nothing else we could do. | |||

As a PSA to the other families in the neighborhood, can you place a ‘Warning’ sign in one your windows facing the street - “Warning: A repeat and convicted sex offender lives at ‘street nbr and street name’!” All the other neighbors can do it too. “He has SIX convictions for child sexual abuse.” I am astounded that he is out of jail. That sounds like a habitual offender to me. My advice is to seek legal opinion (criminal practice attorney) about rights AND discuss with your local law enforcement agency. I have zero tolerance towards child sex abusers! No quarter .308/.223 | |||

Be aware that it is one conviction date on six charges. When asking for help from authorities or an HOA, it is important to be accurate in you claims. As already stated above, registered sex offenders are usually restricted from places...like schools or playgrounds as opposed to living in a neighborhood where children live. You might be able to see his conditions of his parole (24months). Looks like he served 15 years for his conviction...2011-2026This message has been edited. In digging further the “relationship” was that he was her teacher and penetrated her several times over a two year period. I will not have any contact with him of any sort unless he steps foot on my granddaughters property. We are looking into getting trespass charges filed against him so that if he even takes one step on the property he will be arrested.
