Check your chain tension. I have neglected mine and it cost me an opener.
PS: the new openers - Liftmaster MyQ have horrible reliability reviews

HRKI have a belt driven opener and the belt finally gave out after 10-12 years, the opener is still going strong, knock on wood. We have the separate MyQ system since the opener doesn't include it due to it's age.
Craftsman, which is made by Liftmaster, outside of that it's been really good quiet opener and you are correct maintenance is a good idea.
We have a guy stop by, check the panels, they can and do shift, realign and lube. Few years back we went to the nylon rollers on the big garage door and it makes a major difference, you can no longer hear it open from inside the home.

True, we now have the MyQ app and get notices on the phone when it's opened, or closed

I can't hear my nylon roller garage door from inside, but my big dog can, and I can certainly hear him.
