Needed a new roof - shoddy work
A tin roof should last 50 years or more... if it’s installed the right way. Ours wasn’t and it obvious out ‘home inspector’ never checked it, which is my fault.

We had the remnants of hurricane here last fall. About 2months ago we found a wet spot in our living room. After some research we figured out that we had a leak.

The pictures sat it all. We also discovered that the roofer ran out of galvanized screws and usepenny nails to finish the job. There was no underpayment or flange where the door elevation changed. He just stomped the tin down and nailed it. We also don’t have any roof vents at the top.

It was,doomed to fail from the beginning.

Oof! That sucks. We’re about to get some repair work done to our metal roof and a pressure wash/repaint. The company has been highly recommended so I’m hoping that short of a big storm damaging it, I won’t have to bother again before I punch out.

I’d be taking that up with the home inspector. He probably has E&O insurance that would pay for the repairs.

Metal roofs are great, only problem is a lot of roofers don't want to do one or don't know how to do it right. They are much easier (less labor) to install and I think that is part of the issue... roofing companies love to have all these folks working.... metal roof takes a forth as long to install and last 3-4 times as long. The real secret on them is the gage of the metal and how good the galvanizing is under the paint. Only real problem I've found with them is if there is a hint of rain, sometimes even dew, you can't walk on one with even a 4/10 pitch.

they are hard to get on. dull in the sun. will rust. as I said, they are good. Yes they do install quicker for sure. I don't buy will last 3-4 times as long as a good quality different product though.

The problem might be the quality of the product, not different than basic shingles....

I put 24 gage on my house, this is hard to find. Most of the stuff out there is like 28-29 gage which is thin as you can get. 26 gage is okay.

The only problem I found with 24 gage is you have to pre-drill the holes for the screws.

I think it has to do with the area. Some roofing products really suck in some areas. Here in South Florida they use standing seam (no exposed screw heads) and they do really well with hurricanes. Shingles are the worst for high winds. I had a roof done in 2010 with Shingles and have had it repaired twice from less than 100 MPH winds. Last one we had gusts to 90 mph and the roof lost 36 shingles....just one here, one there...... Also down here they use aluminum metal roofs as have never seen a rusty one.

We recently purchased a home in Murphy, NC and we are having a wood shop built. The builder wants us to use metal roofing and I'm very much inclined to follow his suggestion. I've never had metal roofing but I think it will be much better than 3 tab shingles.

I'll say it one more time, metal roofing is far superior to '3 tab shingles' if installed correctly. there is a way to install one that is way above grade. I had a friend do it on his new house in Florida.... plywood down with felt paper then run 2x4s horizontal every two feet... install 1.5" styrofoam panels between the 2x4s and then put the metal roof down, screwing into the 2x4s. You end up with a supper insulated roof.
